Deeded Lot Ownership
Ocala Sun RV Resort is not in any way a time share, membership, or club membership. Lots are sold fee simple with a warranty deed to the individual lot. You are free to sell your lot at any time. Each lot has been surveyed with boundaries marked by metal pins or stakes. Our rental program provides the lot owner with a potential rental income. Rental revenue is split 75/25 between lot owner and the rental management company.
Condominium Association and Amenities
The resort is governed by a condominium association and is subject to rules and regulations in the bylaws and condominium declaration. As an owner, you have a voice in the management of the resort. The Homeowner’s Association Fee is currently $100 per month per lot. This includes lawn mowing and trimming, garbage pickup, water hookup, sewer hookup, resort maintenance, and resort management. You pay your own property tax, monthly electric fee, telephone (if applicable), and cable (if applicable). Wi-Fi service is available for a fee. Each of the lots in Phase I is full hook-up with 50/30/20 amp service.
Recreational Vehicle Requirements
The resort is designated for Recreational Vehicles only. Motorcoaches, travel trailers, fifth-wheels, and park homes are subject to approval by the Architectural Review Committee prior to occupying your lot. Only one, self-contained RV is allowed per lot. RVs must be a minimum of 24’ in length and must be 15 years or newer and in “like-new” condition. Park homes are welcome in the non-RV exclusive areas and are sold exclusively by the developer. Park homes must be 12’ in width and have a roof style conventional of stick-built homes. No tents, tent trailers, or camper shells are allowed.
Ownership Restrictions
Ownership at the resort is restricted to persons 55 and older although the Association Board may make exceptions. Occupants may not be under 30 years of age. Visits by persons under 30 is allowed but will be restricted (TBD).
Lot Price and Size
Lot prices currently start at $49,900. Lot sizes start at 30’X65’ with many much larger.
Facilities
The facilities are open to owners and their invited guests and renters. Our facilities include a clubhouse, pool, laundry facilities, outdoor recreation areas, and spectacular bathrooms and showers. Your guests may visit free of charge. The resort is open year-round and is intended for recreational use.
Lot Use and Landscaping Regulations
You may leave your RV on your lot when you are not here and are free to come and go with your RV as you please. You may store up to two motorized vehicles on your lot, including cars and boats (subject to some rules). You may add extra concrete for patio areas, storage buildings, and other improvements on your lot, subject to the architectural review committee guidelines and/or approval. You may add trees, flowers, and decks to your lot subject to Architectural Review Committee approval. We offer a number of upgrades that can be included as part of the purchase price or purchased at a later date. You may have two household pets. Dogs must be kept on a leash and picked up after.
